A major new affordable housing development is set to bring dozens of much-needed homes to the heart of Llandudno for the first time in many years.
Housing association ClwydAlyn has confirmed that handovers for 77 new affordable homes in Llandudno town centre are expected to begin in late June as part of a £12.7 million regeneration scheme.
The development, being built by K&C Construction in partnership with Conwy County Borough Council and the Welsh Government, has been designed to tackle the shortage of affordable housing available to local people in the area.
The homes include a mix of one, two, three and four-bedroom properties for families, alongside accommodation for over-55s. The scheme has been designed using “lifetime homes” principles, meaning properties can be adapted to suit residents’ changing needs and help people live independently for longer.
All 77 properties will be offered as affordable homes for local residents, in response to what ClwydAlyn says is a clearly identified housing shortage in the town.
The development also places a strong emphasis on energy efficiency and sustainability, with the homes featuring air source heat pumps, electric vehicle charging facilities and designs intended to maximise natural daylight and solar gain.
Traditional cavity wall construction combined with enhanced insulation levels has been used to meet Welsh Government building standards, while many materials have been sourced locally to reduce the project’s carbon footprint.
John Jones, Development Project Manager at ClwydAlyn, said the homes would have long-term benefits for both residents and the environment.
“These homes will make a big difference; helping residents to support the environment while saving energy, environmental resources and money in the long run too,” he said.
“We are currently commencing ground works at the development with completion planned for a phased handover of the homes between the end of June and late July.”
Stephen Price, Conwy’s Cabinet Member for Housing, said the project would play an important role in supporting local communities.
“Access to safe, affordable homes is fundamental to the health, wellbeing and resilience of our communities,” he said.
“I was delighted to see how this development in Llandudno has been progressing. I thank all those who have worked hard to make it happen and look forward to revisiting once the site is complete.”
The homes are being built to meet and exceed current Welsh Government housing quality and design standards, including requirements linked to energy efficiency, accessibility and community-focused design.
ClwydAlyn currently manages more than 6,500 homes across North Wales and provides housing, care and support services across Conwy, Gwynedd, Denbighshire, Flintshire, Wrexham, Powys and Anglesey.
The organisation says the development forms part of its wider mission to tackle poverty and homelessness by increasing access to safe, high-quality housing across the region.
