Janet Finch-Saunders, MS for Aberconwy, has written to housing association Cartrefi Conwy over concerns of increasing the number of homes at Maes y Felin, Glan Conwy.
The proposed 107 dwellings include up to 30% affordable housing, but Cartrefi Conwy aims to expand to over 120 homes.
In a letter to Cartrefi Conwy, Mrs. Finch-Saunders urges the housing association to adhere to the orignal plans submitted to Conwy County Borough Council.
She said: "I understand that the Housing Association has an ambition to expand the development from 107 to over 120 homes, all owned by Cartrefi Conwy, and as such, that there will be no homes for sale on the open market and that all may be retained by Cartrefi Conwy. Clarity on your plan would be very helpful.
"It is apparent from both schedules that the planning permission is not for 100% affordable. Indeed, there are supposed to be 74 open market properties, and 33 affordable properties. That's just over 30% affordable properties, and as such, in line with Conwy Local Development Plan 2007 - 2022.
"I urge the Housing Association, as developers, to complete the project in line with the planning permission secured. Indeed, to be looking to change the number of homes on the site, and the housing mix, at this point when such progress has already been made, would make a farce of the planning process. For example, should there be more homes on the estate, there will likely be a greater impact on traffic, a greater need for parking provision, and greater pressure on local community services.
"Additionally, I can honestly state from speaking to constituents and managing casework that there is a considerably higher risk of anti-social behaviour and neighbour disputes on estates with a higher proportion of affordable housing.
"As such, I understand why some residents have expressed concern to me about your potential plan, and encourage Cartrefi Conwy again to adhere to the planning permission already secured."
